How to know the cadastral value of a property?

The cadastral value is the monetary value assigned by the Administration to each real estate property, it is the valuation carried out by the Cadastre. The Property Cadastre is a registry dependent on the Ministry of Finance that describes rustic, urban, and special feature real estate properties, whose registration is mandatory and free. It collects the physical, economic, and legal characteristics of all real estate properties, including their location, surface area, use or purpose, type of crop or use, market reference value, cadastral owner... This valuation is filed with an identifying code called cadastral reference, which is composed of twenty characters and allows the property to be identified compared to the rest.

It is important to know that the complete cadastral information of a property is not public, but anyone can access a series of data such as its location, cadastral reference, use, construction quality, or surface area. However, its owner or representative or authorized person can consult all their cadastral information at any time. This can be done through the following channels:

  • Cadastre Electronic Headquarters.
  • Cadastre Management (territorial office located in the province).
  • Any of the cadastral information points (usually located in Town Halls).
  • Latest receipt justifying the payment of the Property Tax (IBI).

Regarding the purpose of the cadastral value, it should be noted that this information has an original tax objective and that the different administrations use it to calculate the amount you must pay in certain taxes related to your home, namely:

  • Municipal Capital Gains Tax.
  • Property Tax (IBI).
  • Wealth Tax.
  • Personal Income Tax.
  • Property Transfer and Documented Legal Acts Tax.
  • Inheritance and Gift Tax.

It should be noted that the cadastral value cannot exceed the price that the property would have on the market and that its update is carried out by applying the coefficients approved in the General State Budget Laws.

Finally, it should be noted that if we need to modify any of the data that appear in the Cadastre, we must communicate it to the Cadastre so that it is reflected in its census, and indicate that new constructions, rehabilitations, changes in use, aggregation, division, segregation, acquisition of ownership, usufructs, concessions, or changes in ownership must be registered in it.
